3:16 Roofing and Construction is a family-owned roofing company founded in Keller in 2017 by Marcos and Rachel Garza. Our office is on Keller Parkway, the road that becomes Southlake Boulevard at the city line, and Southlake has been part of our everyday service area from the start. We repair and replace roofs, restore them after hail and wind, and install standing-seam metal. Every job starts with a free, photographed inspection and a written report you keep whether or not you hire us.

What we do in Southlake

Roof repair. Leaks, wind-lifted shingles, cracked pipe boots, failed flashing at chimneys and walls, hail-bruised slopes. Most repairs are diagnosed on the first visit and finished within one to three days of your go-ahead.

Roof replacement. Architectural asphalt shingle roofs, including Class 4 impact-resistant shingles, and standing-seam metal. We pull the City of Southlake permit, post the permit card, and book the City's final inspection when the last shingle is on. Our DFW cost guide explains what drives the price.

Storm restoration. After hail or wind: a photographed inspection of every slope and the attic, an emergency dry-in the same day if water is coming in, then the repair or the replacement the damage actually calls for. If you decide to make an insurance claim, the report, the photographs and the itemized estimate are yours to give your insurer. We are roofers, not public adjusters: we do not represent you in a claim and we do not act in it for you.

Metal roofing. Standing-seam panels for homeowners who want a roof measured in decades rather than years, and for the low-slope sections over patios and additions that shingles cannot protect.

Commercial roofs. TPO and EPDM membrane repair and replacement, metal panel systems, and scheduled inspections for offices, retail buildings and churches in Southlake, planned around your opening hours so the work costs you as little downtime as possible.

Our work in Southlake

Our crews photograph every job from the first inspection to the final clean-up, and those records are how we answer "have you worked near me?" honestly. Our photo records hold 110 Southlake projects, 45 of them opened in the last two years. Since June 2025, Southlake homeowners have hired us for eleven roofing projects outside of insurance work, and the systems we install here are the ones on the rest of our roofs: architectural asphalt shingle, Class 4 impact-resistant shingle, standing-seam metal, and TPO on flat sections.

Hail and wind in Southlake: the dated record

The National Weather Service office in Fort Worth logs local storm reports from trained spotters, emergency managers and the public. Within four miles of Southlake Town Square, the reports since 2023 show:

27 May 2024: hail up to 1.50 in, with 1.00 in at three points in Southlake. Twelve reports in one evening across Southlake, Grapevine, Colleyville and Keller.

28 April 2026: hail 1.25 in, Southlake.

23 May 2026: hail 1.00 in, north-west Grapevine.

2 June 2026: hail 1.00 in and thunderstorm wind damage, south Southlake and Grapevine.

4 March 2025, 3 August 2025 and 24 May 2026: thunderstorm wind damage, Grapevine and Colleyville.

2 April 2023: hail 1.00 in, east Colleyville.

One inch is the Weather Service's severe-hail threshold. At that size an asphalt shingle can be bruised with nothing to see from the ground, which is why we inspect from the roof and photograph what we find. These are preliminary reports, not a damage survey: the only way to know what a storm did to your roof is to look at it.

If hail has just come through: stay off the roof. Photograph what you can see from the ground — dented gutters and downspouts, bent air-conditioner fins, torn window screens, splatter marks on the driveway or fence — and note the date and time. Keep the photographs with the date; the inspection does the rest.

Do I need a permit to replace a roof in Southlake?

Yes. The City of Southlake's Building Inspections guidance (February 2026) says the International Residential Code requires a building permit for a roof replacement. The contractor registers with the City as a general contractor, applies for the permit online, posts the permit card where it can be seen from the road, and requests a final inspection, by photographs or in person, when the work is done. We do each of those steps as part of the job and put the inspection result in your file. The City's own advice to homeowners: check references and the Better Business Bureau, and be suspicious of anyone who wants payment up front. If your HOA requires architectural approval for a color or material change, we supply the product sheets and samples the application asks for.

Roof leak repair in Southlake

A leak call gets a phone diagnosis the same day, an on-site inspection the same or the next day, a written diagnosis and price, an emergency dry-in when water is coming in, and then the permanent repair. The causes we find most often in Southlake are flashing at chimneys and walls, cracked pipe boots, hail-fractured shingles, wind-lifted tabs, and aged sealant around the skylights on homes built in the early 2000s. If the roof is near the end of its life we say so, with the photographs that show it, and you decide between a repair and a replacement. More detail is in our roof leak repair guide.

The free inspection, and what happens next

1. Call (817) 402-7663, Monday–Saturday 8 am–5 pm, or send the form.

2. We inspect the roof, the attic ventilation and the places water gets in, and photograph everything.

3. You get a written report with the photographs and a price for a repair or a replacement, and our opinion on whether the roof needs either. Sometimes it does not.

4. You decide. If we do the work: permit, materials, installation, the City's final inspection, and a written workmanship warranty. Financing is available for replacements; the options are on our financing page.

Questions Southlake homeowners ask

How much does a roof replacement cost in Southlake?

It depends on roof area, pitch, the number of layers, the penetrations and the shingle you choose. We price from measurements, not from a city average; our DFW cost guide explains what moves the number.

What do I get from you if I make an insurance claim?

What a claim needs from a roofer: a documented inspection report, the photographs and an itemized estimate. The claim itself is between you and your insurer. We are not public adjusters and we do not act in the claim for you.

Do you install Class 4 impact-resistant shingles?

Yes. Ask your insurance agent whether a Class 4 roof changes your premium before you choose.

How soon can you come out?

Leaks: the same or the next day. Inspections: usually within a few days. After a major storm the schedule fills by area, and we tell you the real date rather than a hopeful one.
