Silicone holds up under standing water and resists ultraviolet breakdown, which makes it the usual answer for a low-slope roof that ponds. Acrylic costs less per square and offers strong reflectivity for cool-roof savings, but it needs positive drainage to perform. On metal roofs the coating is only as good as the prep: fasteners, seams, and rust all have to be addressed before anything is sprayed or rolled.

Restore or Replace?

Restoration makes sense when the deck and most of the membrane are sound and the problems are at the surface, the seams, and the flashings. Replacement is the honest answer when the insulation is saturated, the membrane is failing across the field, or the deck itself is compromised. Coating over a wet roof traps the moisture and buys you a bigger bill later, so we check the assembly for trapped moisture before recommending a restoration - and we will tell you which one your roof actually needs.

What a Restoration Project Looks Like

First we survey the roof and document conditions slope by slope, including drains, curbs, and penetrations. Then we check for trapped moisture and confirm the substrate can carry a coating. Repairs come next - seams, flashings, fasteners, and any wet insulation removed and replaced. The roof is cleaned and, where the system requires it, primed. Finally the coating is applied at the specified mil thickness, with reinforcing fabric at seams and details, and we verify thickness as we go. Your building stays open the entire time.

Q: How long does a roof coating last?

It depends on the system, the mil thickness applied, and the substrate. Manufacturers issue renewable warranties on properly installed restoration systems, and a coated roof can generally be recoated at the end of the term rather than torn off. Q: Can you coat a roof that is already leaking?

Only after the leak is found and repaired and any wet insulation is replaced. A coating is a weatherproofing surface, not a leak repair. Spraying over an active leak hides it instead of fixing it.

Q: Will we have to shut down during the work?

Almost never. Restoration is done from the roof, with no tear-off debris coming through your building. We schedule the noisiest work and any odor-producing steps around your operating hours.

Q: Is a coating cheaper than replacement?

On a sound roof, materially so - you avoid tear-off labor, disposal, and new insulation. But it is only cheaper if the roof is a genuine restoration candidate. We assess first and give you both numbers where both are viable.
