Flat Roof Systems We Install

We work with all the major low-slope systems, and each has a place. TPO is a single-ply thermoplastic membrane, heat-welded at the seams, and its reflectivity cuts cooling load on a large footprint. PVC handles grease and chemical exposure, which makes it the usual pick over restaurants and industrial kitchens. EPDM is a rubber membrane with a long track record and good flexibility in cold weather. Modified bitumen gives a rugged, easily repairable surface for roofs that see foot traffic. Built-up roofing, the traditional layered gravel system, is still serviceable on many older DFW buildings.

Flat Roof Repair

Flat roofs leak at predictable places: ponding water that never drains, open or failed seams, membrane punctures from foot traffic and dropped tools, and failed flashing around HVAC curbs, drains, and penetrations. Water rarely enters directly above the stain on your ceiling - it travels along the deck and insulation before it finds a path down. We trace the leak to its real source, not just the wet spot inside, and document it for insurance when a storm is the cause.

Why Ponding Water Matters

A low-slope roof is designed to drain, not to hold water. Industry guidance treats water still standing 48 hours after rainfall as ponding, and it is a genuine problem: it accelerates membrane breakdown, adds dead load to the structure, grows vegetation and collects silt that blocks drains, and voids some manufacturer warranties. Ponding usually points to blocked drains, crushed or saturated insulation, or deflection in the deck - so the fix is drainage and substrate, not another layer of patch.

When to Repair vs Replace

A localized seam or flashing failure on an otherwise sound membrane is a repair. Widespread blistering, saturated insulation, repeated leaks in different areas, or a membrane past its service life is a replacement. The deciding factor is usually the insulation: once it is wet, patching the surface above it does nothing, because the water is already inside the assembly. We give you the honest call, not an automatic tear-off.

Q: How long does a TPO roof last in Texas?

Service life depends on membrane thickness, the quality of the seam welding, and how well the roof drains and is maintained. Thicker membrane and clean detail work at curbs and penetrations matter more than the brand name. We spec the thickness and the warranty term in writing for your building.

Q: Can you install a new roof over the existing one?

Sometimes. A recover is possible when the existing assembly is dry and the structure and code allow the added layer. If the insulation is wet, a recover just seals the moisture in. We check before recommending it.

Q: Do you handle the HVAC curbs and penetrations?

Yes - and that is where most flat roofs actually leak. Curbs, drains, pipe penetrations, and wall terminations get detailed flashing work as part of the scope, not as an afterthought.

Q: Will the work disrupt our tenants?
