Industrial Roofing Across DFW Metroplex

Industrial Roofing Across the DFW Metroplex
3:16 Roofing and Construction handles large-square-footage industrial roofs across the Dallas-Fort Worth metroplex - warehouses, distribution centers, and manufacturing facilities. We are a Keller-based, family-owned commercial roofing contractor, RCAT licensed (#03-0246), IBHS FORTIFIED certified, and BBB A+ accredited, with more than 1,000 completed projects in the last three years alone.
Industrial Roof Systems We Install and Service
The right system for a large industrial roof depends on slope, foot traffic, rooftop equipment, and budget. We install and repair TPO and PVC single-ply membranes, standing-seam and R-panel metal, modified bitumen, and silicone or acrylic restoration coatings. On a distribution building with acres of roof and few penetrations, a reflective single-ply usually wins on cost and cooling load. On a manufacturing roof crowded with equipment, curbs, and exhaust, the detail work around penetrations matters far more than the membrane brand. We spec what fits the building, not whatever is fastest to install.
Minimal-Downtime Scheduling
Industrial roofs sit over active operations, inventory, and equipment that cannot get wet. We phase tear-off so no more area is opened than we can dry in the same day, stage deliveries and crane picks around your shipping and receiving windows, protect production areas and loading docks below, and keep the roof watertight at the end of every shift. The loudest work gets scheduled around your production hours wherever the calendar allows.
Energy and Cool-Roof Options
On a large industrial envelope, roof surface temperature drives real money. Reflective TPO and white cool-roof coatings lower the heat load the building has to fight through a North Texas summer, which shows up in cooling cost and in equipment run time. Where the deck and insulation are sound, a restoration coating can deliver that reflectivity without a tear-off and without shutting the plant down.
Rooftop Equipment, Curbs, and Penetrations
Industrial roofs leak at the details, not in the middle of the field. Make-up air units, exhaust fans, conduit and gas line supports, skylights, and equipment curbs are where water gets in, and they are also where a previous contractor most likely cut a corner. We inspect and re-detail every penetration as part of the scope, and we document each one with photographs so you have a record of what was actually done up there.
Common Questions
Q: Can you work while our facility stays open?
Yes. Nearly all of our industrial work is done on occupied, operating buildings. We phase the work and protect the areas below so production continues.
Q: Do you handle storm and hail claims on commercial buildings?
We do. We document the roof slope by slope, meet the adjuster on site, and supplement the scope where the carrier estimate misses code-required or manufacturer-required items. You remain the policyholder and make the decisions.
Q: How do you price a roof this large?
From measured area, system, insulation, deck condition, and access - not a per-square rule of thumb. We survey the roof first and give you the scope and the number in writing.
Q: Can you maintain the roof after installation?
Yes. Scheduled inspections, drain clearing, and detail repairs are what keep a large roof reaching its warranty term. Most premature industrial roof failures we see are maintenance failures, not membrane failures.
